After the Fires

It appears that there were no homes lost by any Federation members due to the fires last week.  There was some wind damage at one of the developments and evacuations at several.

The need now is for units that can be made available to low income fire victims.

Affordable housing developers have been given permission to move qualifying fire victims to the head of their waiting lists and TCAC projects may qualify applicants based on stated income.

HUD is using their National Housing Locator System at the Local Assistance Centers. They are asking that affordable developers enter their available units by going to www.socialserve.com.  It will also be important to remove units from the list as they are leased up.

Density Bonus Scheduled for November 6

The City of San Diego's density bonus ordinance is scheduled to be considered by the City Council Tuesday, November 6.  The revised draft ordinance provides development incentives for low-income rental housing, senior housing, and low-income for-sale housing. Rental projects where at least 30% of the units are available to low income residents (60% of AMI or lower) qualify for a 35% density bonus and three incentives in the proposal. Projects that include a child care center would be eligible for additional incentives. Click here to download the Staff Report.

Education Committee Needs Ideas

The Federation's Education Committee meets on Monday, November 5, 2007 at 11:00 am to determine what the 2008 Roundtable topics should be.  The Roundtables are offered on the first Thursday morning of every other month, but may be expanded to monthly in 2008 if there is sufficient demand. Please email your suggestions for topics to kelley@housingsandiego.org by 10:00 am on Monday.  Please include recommended speakers as well.
Congratulations to Solara

The cover of the November 2007 issue of Affordable Housing Finance, an industry trade journal, has a photo of Poway's Mayor Mickey Cafagna with Community HousingWorks' Anne Wilson and Mary Jane Jagodzinski in front of the Solara apartment complex in Poway. The community was named "Best Overall Project" in the magazine's 2007 Readers' Choice Awards. There is a two page spread about the project in the magazine.

CCDC Affordable Housing Conference Next Thursday

CCDC and the San Diego Housing Commission have an all day conference on building affordable housing in the Downtown environment.  Topics include Innovations in Building Affordable Housing in Urban Environments; Workforce Housing: The Forgotten Market Segment; Creating and Preserving Affordable Homeownership; and Innovations in Creating Supportive Housing.  Each session includes 3-4 case studies.  The agenda is extremely interesting and the cost is FREE.  Click here for more details.
